



1. CHECK-IN TIME IS AFTER 4:00pm, EST. CHECK-OUT TIME IS 11:00am, EST.
No early Check-Ins. This agreement does not create a tenancy or resident. You must depart at the appropriate time.
2. This is a NON-SMOKING cabin.
3. Pets are not permitted in the cabin under any conditions.
4. We will not rent to vacationing students or singles under 25 years of age, unless
accompanied by an adult guardian or parent.
5. TENANT/RESPONSIBLE PARTY - The named person who reserves the cabin will
be held responsible for all occupants complying with rental policies, procedures
and restrictions. The Tenant/Responsible Party must be physically present during
the entire reservation period and no subletting is allowed. All payments, transfers,
modifications, or cancellations to the reservation must be made by the
Tenant/Responsible Party.
6. LIABILITY FOR DAMAGES - Aside from normal wear and tear you will be
responsible to pay the owners of Parkway’s Edge for any actual damages to the
property or its contents during your vacation residency.
7. DAMAGE/RESERVATION DEPOSIT – A Damage/Reservation Deposit of $200 is
required. This must be received within seven (7) days of booking the reservation.
The deposit automatically converts to a Security/Damage deposit upon arrival.
The Deposit is NOT applied towards rent; however, it is fully refundable within
30 days of departure, provided the following provisions are met:
a.
No damage is done to the vacation home or its contents, beyond normal wear and tear.
b.
No charges are incurred due to contraband, pets, or collection of rents or services rendered during this stay.
c.
All debris, trash, and discards, including food, are collected and removed from the house/premises and hauled off.
d.
Soiled dishes are placed in the dishwasher and cleaned.
e.
One load of laundry is started.
f.
All keys are returned to the combination lock box and all doors and windows are left locked.
g.
Any charges accrued during this stay are paid prior to departure.
h.
No linens are lost or damaged.
i.
No early check-in or check-out.
j.
The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
8. ENTRY - From time to time, it may be necessary for us or our representative to enter
the cabin during reasonable hours for any purpose connected with the repair, care
or management of the property. Should this become necessary during your stay
we would make every effort to notify you in advance.
9. MAINTENANCE/MECHANICAL - All equipment, appliances, etc. in our cabin are
well maintained and in good working order. However, unexpected breakdowns
can occur at any time, please report any problems to our office promptly. Every
effort will be made to resolve the problem as quickly as possible. No
refunds/credits will be made for equipment failures, as they are beyond our
control.
10. LOCKED AREAS - Any locked areas are reserved for the storage of the private
property/supplies of Parkway’s Edge. These areas are not included in this rental.
11. GAS GRILLS - Please clean after use. There is a spare propane tank with each gas
grill. It is there should the one attached to the grill need replacing. If you change
the tank during your stay, please place the empty one out on the deck so it will be
obvious to our staff and we can have it refilled.
12. PROPERTY FURNISHINGS AND CONTENTS: We do not permit the removal of
any furnishings, contents, linens, or towels.
ADDITIONAL PAYMENT TERMS
1.
PAYMENT – An advance payment equal to 50% of the rental rate is required sixty (60) days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of a personal check, payable to Lee Ann Harrison. The advance payment is not a damage deposit. THE BALANCE OF RENT is due thirty (30) days before your arrival date.
2.
CANCELLATIONS – A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay that are made within sixty (60) days of the arrival date forfeit the full advance payment and damage/reservation deposit. Cancellations or early departure does not warrant any refund of rent or deposit.
3.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred and twenty (120) days prior to Check-In. Monthly renters who make a change that results in a shortened stay must make the change at least 90 days prior to Check-In.
4.
MAXIMUM OCCUPANCY – The maximum number of guests for Parkway’s Edge is limited to eight (8) persons. An additional charge of $10/person/night/guests in addition to eight (8) will be assessed.
5.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer Minimum Stays may be required during holiday periods. If a rental is taken for less than two (2) days, the guest will be charged the two (2) night rate.
6.
INCLUSIVE FEES – Rates include a one-time linen & towel setup.
7.
NO DAILY MAID SERVICE – While linens and bath towels are included, daily maid service is not included in the daily rate. However, it is available at an additional rate.
8.
RATE CHANGES – Rates subject to change without notice.
9.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money and the party will not be permitted to Check-In.
10.
WRITTEN EXCEPTIONS – Any exception to the above mentioned policies must be approved in writing in advance.
11.
STORM POLICY – No refunds will be given unless the National Weather Service orders a Mandatory Evacuation. The day that the National Weather Service orders a Mandatory Evacuation Order, we will refund: a) any unused portion of rent from a guest currently registered. B) Any unused portion of rent from a guest that is scheduled to arrive and wants to shorten their stay to come in after the evacuation is lifted. C) Any advance rents collected or deposited for a reservation that is scheduled to arrive during the Evacuation period.
